Kolkata Municipal Corporation No Objection Certificate
I have purchased a property now I want to have its valuation and some one told me to get the Kolkata Municipal Corporation No Objection Certificate so can you tell me what is this and the charges for this Hey a NOC means that there are no outstanding dues on the property being purchased, mutated, separated, amalgamated etc. A NOC is essential prior to submitting the (A-42) to KMC. The first step in obtaining a 'No Outstanding Certificate' is to procure a Letter of Intimation (LOI) from Computer Section at concerned Assessment Collection Units. The assessed needs to get LOI verified from the concerned Assessor Collector within 15 days Charges Of the NOC a) Mutation form (A-42) is available free of cost b) Rs.100/- for Mutation/Separation/Apportionment processing fee c) Amalgamation Fee (A) For below 500 Sq. Mtr. 300.00 (B) For 500 Sq.Mtr. & above but less than 1000 Sq. Mtr. 2000.00 (C) For 1000 Sq. Mtr.& above but less than 1500 Sq. Mtr. 10000.00 (D) For 1500 Sq. Mtr. & above 20000.00 Activities of the Kolkata Municipal Corporation Identification of premises for which property tax would be charged. Recording and Maintaining detail of such property. Evaluating/Categorizing premises to determine the Annual Value of a property Hearing the cases and deciding the Annual Value of a property. Issuing and Collecting Fresh/Supplementary (F/S) bills, which might be generated for changes in the value of an older demand owing to change in Annual Value. Tracking all such demands which become outstanding and following up with assessees, if necessary, to obtain payment Maintaining Assessee Master as well as Demand Master to send PD (Preliminary Demand) Bill every year.
